Campus El Segundo

Thomas Properties Group's most recent development, Campus El Segundo, encompasses 46.5 contiguous acres in El Segundo, California. Campus El Segundo will transform one of the largest pieces of dormant land in the region into a lushly landscaped corporate campus environment. Major corporations and other large businesses will have an opportunity to create a campus style work environment within the premier setting for the aerospace, defense, and technology industries nationwide.

With 2.175 million square feet of mixed-use development, Campus El Segundo's flexible entitlements accommodate a wide range of uses, heights and building square footages. Possible commercial uses may include office, research and development/laboratories, technology related telecommunications and web hosting facilities, hotel/conference centers, restaurants, retail, fitness/recreational, day care and public service uses. For these uses, Thomas Properties Group has designed low and mid-rise, contemporary, state of the art, energy efficient buildings that are adaptable to any floor plate configuration.

Campus El Segundo is easily accessible, with outstanding transportation features; including direct on-ramp and off-ramp access to the Century Freeway (105) and nearby San Diego Freeway (405). Los Angeles World Airport ("LAX") terminals are located 1/2 mile to the north. Site access will be provided from Nash Street, Mariposa Avenue, Douglas Street, and Atwood Way. The site also features an MTA Green line commuter rail station adjacent to its southwest corner and is serviced by many public transit bus lines. TPG has worked closely with the master plan design team to create a modern, pedestrian friendly design that will allow workers to easily reach the many on-site amenities by foot. The internal street plan will ease vehicular travel through the site by linking or completing several surrounding roads, and the abundant on-site parking will further add to the convenience of Campus El Segundo.

TPG is committed to creating a safe, convenient, and environmentally sustainable working environment that functions in the context of the community as a whole. With construction scheduled to begin in 2005, Campus El Segundo will bring increased tax revenues for fire, police and school services as well as traffic improvements for the city. A new fire station site will enhance the department's ability to better serve the entire community, while an additional five acres of the site will be acquired by the city and will be entirely dedicated for athletic fields. A new daycare center will also be included in the campus and will address the needs of working parents employed at the site as well as those living throughout the city of El Segundo.
